Overview
The Unit Movement report shows rental activity across a portfolio of facilities over a chosen date range: move-ins, move-outs, and transfers, rolled up into one row per facility. You can typically run it to compare unit activity across facilities, identify sites that are gaining or losing tenants, and see what that turnover was worth in rent and square footage. The same view can support pricing, marketing, or expansion decisions by showing where demand and turnover differ by facility. Where Occupancy reports show a point-in-time snapshot, Unit Movement measures the velocity of change across a period.
⚠️ Warning: This is not a revenue or accounting report. All money figures are valued at each unit's published street rate (and web rate, if enabled) as of the end of the period - not the tenant's actual contracted rent, and with no discounts, coverage, or fees applied. Don't reconcile these figures against financial reports.

Report Scope
This article covers the Corporate version of the Unit Movement report, which rolls up move-in, move-out, and transfer activity into one row per facility across a portfolio. A separate Facility version breaks the same activity down by unit type for a single facility.
💡 Tip: The report can also be scheduled for recurring email delivery with automatic ranges like month-to-date, year-to-date, or the last N days/weeks/months. Moreover, you can mark it as a favorite report for easier and quicker access to it.
Report Layout
The report page includes the following report parameters and page controls.
Report Parameters
Report name and category – Shown as Unit Movement, tagged with the purple Occupancy badge.
Facility scope – Shows the facilities and/or facility groups selected for this report. Corporate level reports can span multiple facilities.
Date range – The Generated From – To dates the report covers, inclusive on both ends, applied per facility in each site's own time zone. A single-day range is allowed.
Report Generated timestamp – The exact date and time the report was run.
ℹ️ Info: Each facility's date range runs on its own local business day. The same calendar dates can cover slightly different absolute moments across time zones - this is intentional, so every facility's reporting day matches its local reality.
Filter and Export
Filter – Opens the Generate Unit Movement Report drawer, where facilities and/or facility groups can be selected - individually, by group, or both - and the From and To Date can be reapplied. Selections are combined and duplicates removed; at least one facility or facility group must be chosen. Unlike the Facility level report, a facility picker is available here.

Main Table Content
The report's main table shows one row per selected facility, with no unit-type breakdown and no rate ranges. Columns break down into facility information, units, and movement.
Facility Information
These columns identify each facility and provide a link to the Facility level report.
Facility – The facility name.
Facility Report – A clickable link that opens the corresponding Facility level report for that facility.

Units
These columns show each facility's inventory counts at the end of the period.
Total – The number of active units at this facility, whether or not they're rentable.
Vacant – The number of those units that were vacant at the end of the period.

ℹ️ Info: Total and Vacant follow the same rule as the Facility level report: every active unit at the end of the period counts, whether or not it's currently rentable. Marking a unit unrentable (for maintenance or company use) does not remove it from either count - only deactivating a unit does that.
Movement
These columns describe the move-ins, move-outs, and transfers counted against each facility during the period, and their net effect.
Move-Ins – Number of move-ins at the facility during the period.
Move-Outs – Number of move-outs at the facility during the period.
ℹ️ Info: Move-ins created by importing historical data from a previous system are excluded, as are move-ins later undone or reversed, regardless of when the reversal happened. Move-outs reversed within the period are excluded; a move-out reversed after the period still counts for that period, since the period is reported as it stood at the time.
Transfers – A single column counting transfers at the facility.
ℹ️ Info: Since transfers happen within a facility, an internal transfer adds one to move-ins and one to move-outs for that facility's transfer activity, so transfers cancel out of Net In. At the Corporate level, Net In reflects pure occupancy change from move-ins and move-outs - transfers don't shift it.
Net In – Calculated as: number of move-outs minus number of move-ins. A positive number means the facility gained occupancy; a negative number means it lost occupancy.
Net $ – Calculated as: sum of all units for move-outs minus sum of all units for move-ins. This is still where transfer value shows up: a tenant upgrading to a pricier unit produces a positive figure here even though Net In is unchanged.
Net Web $ – Calculated as: the same calculation as Net $, using web rates instead of street rates. Units without a web rate contribute nothing, so this figure can understate the picture if web rates are only partially configured.
ℹ️ Info: If the company's web-rate feature is turned off, web rate figures are hidden across the report instead of showing as zero.
Net Area – Calculated as: Sum of all unit area for move outs minus sum of all unit area for move ins. Empty when the units have no recorded area.
ℹ️ Info: A selected facility with no units or no activity in the period still appears as a row of zeros, so you can confirm it was included in the report.
Sorting and Totals
Rows are sorted by facility name by default. This default sort order can be cleared using the X button on the right-hand side of the table.
The portfolio totals line sums every row: total units, units vacant, all movement counts, net in, net street rate, net web rate, and net area.

FAQ
The following questions cover common points of confusion when reading the Unit Movement report at the Corporate level.
1. Why doesn't a facility's Net In change when a tenant transfers between two units there?
Transfers happen within a single facility, so an internal transfer adds one to that facility's move-ins and one to its move-outs, canceling out of Net In. At the Corporate level, Net In reflects only the pure occupancy change from move-ins and move-outs.
2. Why might Net street rate change for a facility even when its Net In is zero?
Net street rate values gains and losses at each unit's street rate. A tenant transferring from a lower-rate unit to a higher-rate unit changes Net street rate because the destination and source rates differ, even though the transfer didn't change the facility's unit count.
3. Why does a facility I selected show up with all zeros?
A selected facility with no units or no activity during the period still appears as a row of zeros. This confirms the facility was included in the report rather than being an error.
4. Can I filter this report by unit type?
No. The filter drawer offers facility and facility group selection and the From and To Date fields - there's no unit-type picker.
5. Why might a re-run of a past period show different move-out numbers than an earlier export?
If a move-out was reversed after the original run, re-running the same period can shift the move-out count for that period. Reversed move-ins, by contrast, are always excluded, so they don't cause this shift.
