Overview
The In Place Rates by Unit report provides a detailed view of all currently occupied units across selected facilities, including pricing history, scheduled rate changes, unit characteristics, and tenant-specific information. This report lists one row per occupied unit across every facility selected, letting you compare pricing across a portfolio rather than one site at a time. It also helps understand how individual unit pricing compares to standard street rates, how long tenants have stayed, and whether future rate adjustments are planned - a tool for monitoring pricing strategy, optimizing revenue, and identifying opportunities to improve occupancy management.

Key Terms, Calculation Basics, and Rules
This report relies on shared formatting rules, snapshot behavior, a rate history calculation, and terminology that apply across multiple columns. They're defined once here rather than repeated in each column bullet below.
Key Terms
In Place Rate – The monthly rent an existing tenant is set to pay on their lease, also called the Effective Rate. It's distinct from the advertised price.
Street Rate – The advertised monthly price for a new customer walking in today. Set per unit and changes over time.
Web Rate – An optional online-only price, usually discounted from the street rate. Only some companies use it.
Scheduled Rate – A future rate change that has been set up for a lease but has not taken effect yet.
Lease – A rental agreement between one tenant and one storage unit. A tenant with three units has three leases and three rows in the In Place Rates by Unit report.
Paid Through Date (PTD) – The last day the tenant's rent covers. If it's in the past, the tenant is behind.
Autopay – Automatic monthly charging of a card or bank account on file.
Formatting Rules
Figures on this report are displayed consistently using the following rules:
Money – Always shown with two decimals and a dollar sign, for example $1,234.56.
Percent – Always shown with two decimals, for example 12.34%.
Counts / Area – Counts are shown as plain numbers. Area is also shown as a plain number, but shows two decimals when the value is not a whole number.
Snapshot Date and Time Zone
This report is a snapshot: every value on a row reflects how things stood at the end of the chosen date, not how they stand today. If a report is run for a past date, it shows that date's tenant, rates, unit details, and paid-through date - even if those values have since changed.
"End of day" is measured in each facility's own local time zone. Since this report can span multiple facilities at once, each facility is evaluated at its own local end of day, so a portfolio spanning several time zones stays internally consistent per site - for example, a facility in New York and a facility in Los Angeles are each snapshotted at their own midnight, not a single shared cutoff.
Rate History Fields
Each lease keeps a history of rate changes. This report walks that history backward from the chosen date and shows up to three rates - Last, Previous, and Current - plus one rate scheduled for the future:
Current Rate – The rate in force at the end of the chosen date. It is always present, since a row cannot exist without one.
Previous Rate – The rate that was in force immediately before the current one - one rate change back from Current. If the tenant has only ever had one rate, Previous Rate is blank.
Last Rate – The rate in force two rate changes back from Current - the rate before Previous. If the lease has had fewer than three rates, Last Rate is blank.
Future Rate – The most recently scheduled rate change for the lease as of the chosen date, if one exists. If nothing was ever scheduled, Future Rate is blank. If a scheduled change was later cancelled, an entry can still appear with an empty rate and start date.
ℹ️ Info: If a rate change was scheduled to take effect after the chosen date, it is shown as the Future Rate - only rate changes in force on or before the chosen date count as Current, Previous, or Last.
Report Scope
This article covers the Corporate level version of the In Place Rates by Unit report, which lists one row per occupied unit across the facilities selected - the same unit-level detail as the Facility level version, spanning more than one facility at once.
This report is always generated for one or more selected facilities and a single date. It reflects each selected facility exactly as it stood at the end of that date - 23:59:59 in each facility's own local time zone - including unit statuses, lease rates, balances, and tenant details. If the report is run for a past date, it reconstructs that day; it does not show today's current values.
Furthermore, there are several conditions that have to be met so that a unit appears as a row on this report (the following have to be true as of the end of the chosen date, at the facility the unit belongs to):
The unit exists and has not been deleted.
A tenant had moved into the unit on or before the chosen date and had not moved out yet, or moved out on that exact date.
That rental has a rent rate recorded on or before the chosen date.
If any of these conditions is not met, the unit does not get a row. In practice, this means the report only shows occupied units, including the delinquent ones. Vacant, reserved, and company-use units do not get their own row, but they are still counted in the unit group statistics columns described in Main Table Content below - this is why those columns are useful even though those units aren't listed individually.
If a rented unit's lease has no rate recorded as of the chosen date, that unit is left out of the report entirely, even though it is occupied. This is uncommon and is usually a sign of incomplete migrated data rather than an expected outcome.
💡 Tip: The report can also be scheduled for recurring email delivery. It can also be marked as a favorite report for easier and quicker access.
Report Layout
The report page includes report parameters, page controls, and the main table. The parameters and controls are covered below; the main table is documented in its own section Main Table Content below.
Report Parameters
Report name and category – Shown as In Place Rates by Unit, tagged with the orange Operations badge.
Facility scope – Shows the selected facilities or facility groups, since this is a Corporate level report.
Date range – The Generated For date the report covers. Each facility is evaluated at its own local end of day, so a multi-time-zone portfolio stays internally consistent per site.
Report Generated timestamp – The exact date and time the report was run, indicating how current the data is.

Filter and Export
Filter – Opens the Generate In Place Rates by Unit Report drawer, which includes both the For date field and a facility or facility group selector, since this report can span multiple facilities. This is unlike the Facility level version, which has no facility picker because it's already scoped to a single facility.

Sorting and Totals
Rows are sorted by facility name. This default sort order can be cleared using the X button on the right-hand side of the table. As with the Facility level version, this report does not include a Total row - it is a per-unit list, not a roll-up.
Main Table Content
The report includes the following columns, grouped by what they describe.
Where and Who
Facility – The name of the facility the unit belongs to. Since this report can span multiple facilities, this column identifies which facility each row's unit is at.
Unit Number – The unit number, for example A-101. The unit number is a clickable link that opens the unit overview in a new tab.
Tenant – The full name of the person on the lease. The tenant name is a clickable link that opens the tenant overview in a new tab.
Company – The business name on the lease, if the tenant is renting as a company. Blank if the tenant is not renting as a company.

Unit Details
Category – The company-wide category the unit maps to, such as Parking, Office, or Storage, so units can be compared across facilities that name their types differently. Shows the first global type assigned to the unit.
Unit Group – The facility's own name for this kind of unit, for example 10×10 CC. Facilities use unit groups to organize and price similar units together.
Size – Width by length, shown as text, for example 10x10. Built from the Width and Length fields; if one of those fields is missing, Size may show as 10x or x10.
W (Width) – The unit's width, in the facility's unit of measure. Zero if not recorded.
L (Length) – The unit's length, in the facility's unit of measure. Zero if not recorded.
H (Height) – The unit's height, in the facility's unit of measure. Zero if not recorded.
Floor – Which floor the unit is on. Zero if not recorded.
Locality – Whether the unit is Inside or Outside the building. Displayed as None or blank if the attribute is not set. The field is blank if the attribute is not recorded.
CC (Climate Controlled) – Shows whether the unit is climate controlled. Displayed as None, Heated, Cooled, or Both. The field is blank if the attribute is not recorded.
DU (Drive-Up Access) – Indicating whether a vehicle can pull up to the unit door. Displayed as Yes, No, or blank if not recorded.
Area – The unit's floor area, if recorded. Shown as a plain number, with two decimals when the value is not a whole number, per the Formatting Rules above.

Unit Statistics
These columns describe the unit's group at its own facility as a whole, not the individual unit on the row.
Unit Group Occupancy – The percentage of units of this group at the facility that are currently occupied. Calculated as: occupied units of this group divided by all units of this group at the facility, including vacant, reserved, and company-use units, shown as a percentage with two decimals.
Days Since Last Move-In – How many days ago the most recent tenant moved into any unit of this group at the facility. A high number means this unit group hasn't been renting recently.
Avg Days Vacant – The average number of vacant days per unit of this group, spread across all units of the group - not just the currently vacant ones. Calculated as: total days the group's currently vacant units have been sitting empty, divided by the total number of units of that group (occupied and vacant), rounded to a whole number. Shown as 0 when no units of the group are vacant.
⚠️ Warning: Avg Days Vacant is spread across all units of the group, so it reads lower than the average time a single vacant unit has been empty. For example, if a unit group has 10 units and 2 of them have each been vacant for 30 days, Avg Days Vacant is 6 (60 total vacant days ÷ 10 units of the group), not 30. Read this column as vacant days per unit in the group, not as how long the currently empty units have been empty.
Avg In-Place Rate – The average current in place rate across occupied units of this group at the facility. Calculated as: sum of the current in place rates of occupied units of this group, divided by the number of occupied units of that group, to two decimals. This is the natural comparison point for the row's own Current Rate.

Rate and Billing
Move-In Date – The day the tenant moved into this unit, shown in the facility's local date.
Months Stay – The number of whole calendar months between the tenant's move-in month and the report month. If a tenant moved in on January 28, Months Stay shows as 2 on any day in March, whether March 1 or March 31 - days within the month are not counted.
Autopay – Shows Yes if, on the chosen date, the lease had automatic payments turned on with at least one card or bank account on file. Otherwise shows No.
PTD – The date the tenant's rent was paid through, as it stood on the chosen date.
Street Rate – The unit's advertised monthly price for a new customer, as of the chosen date. Comparing Street Rate to Current Rate shows how far below or above market the tenant's rate sits.
Web Rate – The unit's online-only price. If a company does not use the Web Rate feature, this column does not appear on the report at all.
ℹ️ Info: If the Web Rate column is missing from a report, the company does not have the Web Rate feature enabled. Its absence does not indicate a data or reporting error.

Last Change – The date the Last Rate was set.

Data Origin
Migration Date – For leases brought over from a previous management system, the day the lease was imported into QuikStor. The field is left blank for leases created natively in QuikStor.

FAQ
The following questions cover common points of confusion when reading the In Place Rates by Unit report at the Corporate level.
1. What happens if an occupied unit has no rate recorded as of the report date?
That unit is left out of the report entirely, even though it's occupied. This is uncommon and is usually a sign of incomplete migrated data.
2. Why is Last Rate or Previous Rate blank for some units?
Previous Rate is blank if the tenant has only ever had one rate. Last Rate is blank if the lease has had fewer than three rate changes.
3. Why doesn't Avg Days Vacant match how long the currently vacant units have actually been empty?
Avg Days Vacant divides total vacant days by every unit of that category, not only the vacant ones, so it reads lower than the time any single vacant unit has actually been sitting empty. See the Unit Statistics section above for a worked example.
4. Why is the Web Rate column missing from my report?
Web Rate only appears if the company has the Web Rate feature enabled. If a company doesn't use that feature, the column is absent rather than blank.
5. Does the report reflect today's data if I run it for a past date?
No. If a past date is chosen, every value on the report - tenant, rates, unit details, and PTD - reflects how things stood at the end of that date, not how they stand today.
