Delinquency is an automated process that sends predefined documents to tenants at set points, such as a pre-lien notice or a lien notice.
A Document Template is a single, generic document that applies to every tenant. Rather than creating a separate document for each tenant, you prepare one file with tags instead of fixed personal information. QuikStor replaces each tag with the tenant's own values.
When a tenant's delinquency triggers a task with a document template attached, the system generates the document and sends it for physical distribution. The printed document arrives at the tenant's address.
Prerequisites
Create Template (Delinquency) permission at the Corporate level.
The document is prepared as a .docx file, no larger than 20 MB, with template tags included.

Step 1: Switch to the Corporate Level
Document delinquency templates are created at the Corporate level.
Step 2: Open the Templates List
The list of all templates is located in the Templates section.
The Templates window opens.
Step 3: Add a New Delinquency Notice Template
Add a new template to the Template list by clicking the Add New button.
In the upper-right corner of the page, click Add New.
In the dropdown menu, select Delinquency Notice Template. The Add Delinquency Template window opens.
Step 4: Enter the Name and Status
You are on the Add Delinquency Template panel. Start the process by defining the template name and status. The name identifies the template later, both in the Templates list and when you attach it to a delinquency task.
In the Name field, enter a descriptive name.
Use the Status Switcher to keep Active selected, or select Inactive.
💡Tip: Select Inactive if you want to prepare the template now and activate it later. An Inactive template is saved but not available for use until you activate it.
Step 5: Select the Template Type
The type determines how the system delivers the content to the tenant.
Step 6: Select the Trigger
The trigger defines what happens with the document when a delinquency task triggers.
ℹ️ Info: The document is sent to the Print Center when a delinquency task with this template attached triggers for a tenant. From the Print Center, the documents are distributed to tenants in physical form.
Step 7: Name and Upload the Document
Enter the document name and attach the prepared file to the template. Make sure you have the document prepared before proceeding.
In the Document Name field, enter the name of the document.
Under File, drag your file into the upload area, or click Browse Files and select it.
⚠️ Warning: Do not type real names, unit numbers, or amounts into the document. This is an automated process - the same document is generated for every tenant whose task triggers. Always use tags so the system can insert each tenant's information.
Step 8: Save the Document Template
Saving makes the document template available for delinquency tasks.
That is it! The Document Delinquency Template is created and appears in the Templates list, ready to be selected when a delinquency task generates a document for print.
