Overview
A Lockout delinquency task prevents a tenant from accessing their unit - their key codes are deactivated. It is the most crucial delinquency step before a lien sale and is never triggered immediately after a missed payment. The tenant must first receive a Preliminary Lien Notice and a deadline to pay.
The task counts its waiting period from the Preliminary Lien Notice task in the same template. When the period expires and the balance is still unpaid, the task fires.

Prerequisites
Delinquency - Create Delinquency, Read Delinquency, Edit Delinquency permissions at the Corporate level.
A Delinquency Template created at the Corporate level.
A Notice Task attached to the delinquency template. For the purpose of this demonstration, we created a Preliminary Lien Notice task.

Step 1: Open the Delinquency Templates Page
Lockout tasks are part of delinquency templates, which are managed at the Corporate level.
Select Corporate in the Facility Switcher at the top of your page.
In the left-side panel, click List under Delinquency Templates. The Delinquency Templates page opens.

Step 2: Open a Delinquency Template
Create the lockout as a task, following the same process used for other delinquency actions.
Click the template you want to work with. For example, Late Payment. The template opens and displays all of its tasks.

ℹ️ If none of these templates are suitable, create a new Delinquency Template.
Step 3: Create a New Task
Begin creating the lockout task.
In the upper-right corner of the screen, click Create New Task. The Create New Task window opens.

Step 4: Enter the Task Name and Description
A clear name and description distinguish the Lockout task in the template's task list.
In the Task Name field, enter a name. For example, Unit Lockout.
In the Description field, enter a task summary. For example, Denies the tenant access to the unit after the Preliminary Lien Notice deadline expires.
Step 5: Select the Delinquency Stage
The stage marks where in the delinquency process the lockout occurs.
Click a Delinquency Stage dropdown.

Step 6: Select the Task Type
The Lockout task does exactly that - denies a tenant access to a unit.
Click Task Type.

ℹ️Info: QuikStor does not fix the stage for the Lockout task because delinquency laws differ by state. Some companies place the lockout in the Lien stage, others in Late. Choose the stage that matches your company's process.
Step 7: Define the Trigger
The trigger sets the moment the lockout fires. Count the interval from the Preliminary Lien Notice task, so the waiting period required by law starts from the notice itself.
Under Delinquency Action Trigger, select Calendar Days.
In the Number of Days field, set 14.
Click After and select the Preliminary Lien Notice task from this template.

With this example, the system executes the lockout 14 days after the Preliminary Lien Notice.
ℹ️ Info: The 14-day interval is an example. State law sets the minimum waiting period, and a company can choose a longer one. Confirm the values for your jurisdiction.
Step 8: Exclude Weekends
If your facility does not perform lockouts on weekends, exclude those days here.
Under Exclude Weekends, select Exclude Saturday or Exclude Sunday, or both.

Step 9: Save the Task
Saving completes the lockout setup.
In the lower-right corner of the window, click Create New Task.

The Lockout task now appears in the template's task list, and the system denies unit access to each tenant whose delinquency reaches the trigger you defined.
💡Tip: After a lockout, state regulations typically require further steps, such as sending the tenant a notice of the upcoming lien sale. Plan the follow-up tasks in the same template.
