When a facility migrates to QuikStor, some tenants may already be behind on rent. Delinquency Restart lets you place those leases directly into QuikStor's automated delinquency process, so fees and notices go out automatically - the same way they would for any other delinquent tenant at a facility.
This article explains how to restart a delinquency from the Active Delinquencies page at the Facility level.
Prerequisites
Restart Process (Delinquency) permission at the Facility level.
The lease is active and in a delinquency process.
The delinquency process is not in the Auction phase.
Step 1: Find the Active Delinquencies
Navigate to the Active Delinquencies page to view all tenants at the facility who are behind on their payments.
Choose a facility using the Facility Switcher.
In the left navigation menu, click Delinquency.
Click Active Delinquencies. The Active Delinquencies page opens.
Step 2: Start a Delinquency Restart
You are on the Active Delinquency page. The Restart Delinquency option is available from the three-dot menu on any eligible lease row.
Locate a lease you want to restart.
Click the three-dot menu icon on the right side of the lease row.
Select Restart Delinquency from the dropdown menu.
ℹ️ Info: Delinquency Restart is not available for tenants whose delinquency process has entered the Auction phase. The option is disabled for those leases.
Step 3: Manage Tenant Notices
The Delinquency restart confirmation window shows a summary of the restart before it runs. Review the Fee Handling and Tenant Notices options, then confirm to start the process.
Under Fee Handling, choose how the restart affects fees. Select Keep current fees to leave existing fees and invoices unchanged, or Switch to new fees to waive old fees and apply new ones from today.
Use the Send Tenant Notices toggle to enable or disable notices.
Click Restart Delinquency to start the process.
ℹ️ By default, notices from previous delinquency stages are blocked. If you turn the Send Tenant Notices toggle on, QuikStor sends all notices to the tenant.
