New Features

Secondary Phone Number Support

A second phone number for every tenant.

Tenants now have two phone number fields instead of one. The previous "Phone Number" field has become Primary Phone Number, and a new Secondary Phone Number field sits alongside it - useful for tenants who want a backup contact, a partner's line, or a work-versus-personal split.

The new field is available everywhere the original phone number field was: tenant forms across the app, the Update Tenant Drawer, CSV import and export, and audit logs.

Per-Unit Rent and Reservation Online Availability

Decide whether tenants can rent a unit, reserve it, both, or neither.

Until recently, controlling which units appeared on the Tenant Portal was an all-or-nothing setting at the facility level and it referred to all units within that facility. Now, that toggle is moved down to the unit, giving operators a per-unit Available for Rental Online and Available for Reservation Online switch.

This release expands that per-unit control into two separate decisions: whether the unit is available for online rental and whether it's available for online reservation. The four combinations cover the real-world cases you can run into - a unit can be available for both, available for rent only, available for reservation only (useful for units coming back from move-out), or kept off the portal entirely.

The Tenant Portal reflects these settings automatically. If a unit group at a particular price tier has no units available for the action the tenant is trying to take, the corresponding Rent Now or Reserve button won't appear for that group - preventing the showing of a button that leads nowhere.

Monitoring and Smart Lock unit attributes

Track which units have monitoring or smart lock hardware installed.

Two new attributes - Monitoring and Smart Lock - can now be set on any unit, alongside the existing attributes. These let you record which units at a facility are equipped with monitoring services and which have smart lock hardware installed, so the information is captured against the unit itself rather than tracked separately.

Both attributes come with binary options - Yes and No

The new attributes are available in the unit create drawer, CSV import and export templates, and on the unit details screen - the same places the existing unit attributes live.

Enhancements

Lease Ledger Table on Lease and Past Lease Screens

Every transaction for a unit, in one place.

When you need to review the financial history of a specific unit, the only option was the facility-wide transaction list - scanning through every lease at the property to find the rows that belong to the unit in question. For a single tenant inquiry or a quick reconciliation, that's a lot of scrolling.

The new Lease Ledger table shows every transaction tied to that unit - period start and end, transaction date, payment method, transaction number, line item type, amount, and balance after - without filtering or searching.

The same table appears on the Past Leases screen, so the history of a closed lease is just as accessible as the current one. When researching a tenant's account, auditing a unit's activity, or answering a billing question you can stay on the unit in question instead of working backwards from the facility view.

Competitive Pricing Unit Group Mapping

A clearer view of how your street rates compare to nearby facilities, with faster setup for new mappings.

Competitive Pricing pulls competitor street rates from nearby facilities daily, so you can see how your prices stack up against the local market. Until now, comparing your rates to competitors meant moving between two separate views - your facility's prices on one screen, competitor prices on another - and matching unit groups by hand. Setting up the mappings between your unit groups and competitor's also had to be done one group at a time, which got tedious for facilities with many groups.

This release brings the following changes that address those pain points:

  • Your rates and competitor rates, side by side. The Competitive Pricing view now shows your facility's street rates in the same table as competitor's, with each competitor's promotion description displayed next to their price (if available). The mental cross-referencing is gone - you can see your pricing position against the market at a glance.

  • Bulk-edit unit group mappings with CSV - Mappings between your unit groups and competitor's can now be configured in bulk. Upload a CSV with your full mapping matrix and the facility's mappings are set up in one step, instead of editing each group through the UI. A downloadable example template is available to guide the format.

Heads up: The CSV import is an overwrite operation - uploading replaces all existing mappings for the facility. If you want to edit a few mappings without losing the rest, export first, modify the file, and re-import. The exported CSV is the safe starting point.

Days Delinquent Indicator

The Unit Overview now shows how long a tenant has been delinquent, so you don't have to calculate it by hand.

Smarter Tier Selection on the Tenant Portal

Skip the choice screen when there is only one available tier.

On the Tenant Portal, unit groups configured with tiered pricing (Good / Better / Best) normally send renters to a tier selection screen after they click Rent Now, so they can pick the option that fits them. When only one of those tiers actually has a vacant unit available, that screen offers a choice that isn't really a choice.

The Tenant Portal now detects this case automatically. If only one tier has vacant units at the moment of selection, the tier screen is skipped and the renter goes straight to unit customization - fewer clicks, less drop-off risk, and no awkward "select between one option" moment.

NetSuite and Sage Intacct Reports Account Grouping

Map QuikStor's detailed accounts to your accounting system.

When moving to QuikStor from other systems, you often arrive with an established chart of accounts in in your accounting systems that you don't want to restructure. This can leave a gap between the accounting systems.

This release closes that gap. You can now map QuikStor accounts to your external chart of accounts through a one-time setup in the Integrations area, and from that point forward, Journal Entry reports exported from QuikStor will reflect those mappings - ready to import into NetSuite or Sage Intacct without manual reconciliation.

Platform Improvements

Tighter Table Layouts

Less wasted space in tables.

Tables generated through templates and tags - in both HTML emails and PDF documents - used to ship with more vertical padding than they needed. The result was tables that took up more space than the content called for, especially in documents with several stacked tables, e.g., long invoices, multi-row notices, etc..

We've reduced vertical padding in both outputs:

  • HTML emails - tighter row heights in email-rendered tables, so multi-row content sits closer together and reads as a single block

  • PDF documents - reduced vertical cell padding in generated documents, for tables that look more like what you would lay out by hand

Saved Table Views

Your filters and sort order, right where you left them.

Setting up a table the way you want it - filtering and sorting - used to last only as long as the page was open. The next visit started from defaults, and you had to redo the setup every time.

Filters, sort order, and column choices now persist automatically. Adjust a table to your liking and the next time you open it - later that day, next week, on a different device - it opens the same way. Preferences are saved per user and per table, so each person's view stays their own, and a setup that makes sense on the Units table doesn't have to make sense on Leases.

Days Late Naming

We've renamed "Days Overdue" column to "Days Late" on the Active Delinquencies table. The values, calculations, and behavior are unchanged - only the table has been updated to match how you actually talk about delinquent tenants.

Magic Link Login now Works with MFA

You can now get a one-time link vis e-mail or text message that allows you to access the QuikStor app's MFA system.

Call history now includes tenant phone number

Tenant's phone number now appears alongside other tenants information in the Phone Center call history, so you can identify callers without opening each record. The phone number appears in the tenant's hover info.

Phone Center on Safari

Previously available only on Chrome, Phone Center now supports Safari, so if you are a Mac-based user, you can use it without switching browsers.

Bug Fixes

This release also includes a number of smaller bug fixes and stability improvements across the platform. Thank you to everyone who reports issues and helps us continue improving QuikStor!
