Bulk Send Lease Documents to be Signed
Send a lease for signature to hundreds of tenants in one action instead of one at a time.
Getting every tenant onto a new lease has always meant real operational risk when it happens at scale - a facility takeover, for instance, requires every tenant to sign the new operator's lease before the legal cutover is complete, and any delay in getting signatures out is a delay in that cutover.
Until now, sending a lease for signature meant opening each lease individually and sending the request one at a time. At a facility with hundreds of units, that could take hours of repetitive work before the first signature even came back.
QuikStor already supports bulk actions on the Active Leases screen for adding and removing coverage. Bulk Send Lease Documents extends that same pattern to signatures.
The signature request goes out using whichever contact information is on file for each tenant:

Setup required: Bulk sending is controlled by its own permission, separate from single-lease sending. An admin needs to grant this permission before you can see the bulk send option - this is by design, so operators can control who is able to contact an entire facility's tenants at once.
A lease that can't receive the request - for example, a missing email or phone number, or a lease that already holds a signed agreement - is skipped individually rather than stopping the rest of the batch. There's no limit on how many leases can be selected at once.
The result: a facility takeover, or any situation requiring a full round of re-signing, now takes minutes to initiate instead of hours of manual, lease-by-lease work.
Heads up: If a selected lease already has a pending signature request, sending it again cancels that request and replaces it with the new one. Make sure you intend to restart signature collection for any lease before including it in a bulk send.

Migration Date Added to the In Place Rates by Unit Report
A clearer way to tell a real rate change from a migration artifact.
We've added a Migration Date field to the In Place Rates by Unit report, available at both the Company and Facility level. This field is also reflected in the public API endpoint for teams building on top of this data.
When historical data was originally migrated into the system, some units didn't have a real "last rate change" date to bring over - so the migration date itself was used to fill that field instead. The result was that the Current Change date on this report can't currently be trusted at face value. For some units it reflects a real rate change; for others, it's simply the date the migration ran, with no rate change behind it at all - and there's been no way to tell which is which.
With the Migration Date now visible alongside Current Change date, that becomes easy to spot: if the two dates match, the Current Change date isn't a real change - it's a migration artifact, and can be disregarded when reviewing rate change history.
For most units, Current Change date matches Migration Date exactly - a sign the date is a migration placeholder, not a real rate change
Heads up: This update helps identify when a Current Change date is actually just a migration artifact rather than a real rate change - it does not recover the original rent-change history for units where that history wasn't available at migration.

Coverage Roll Report: Corporate Level View with Coverage Exceptions and Coverage Status Filter on Both Views
Full visibility into tenant coverage, including the tenants with none on file.
The Coverage Roll report now offers a company-wide view for companies operating multiple properties, showing every property alongside its tenants in a single pull. In both the facility and corporate views, the report now includes every active lease - not just the covered ones.
Previously, tenants with no insurance coverage on file simply didn't appear on the report - which meant the accounts an audit most needs to catch were the ones least likely to show up. Coverage Roll now surfaces them as exceptions, with a new Coverage Status column showing exactly where each tenant stands.

Additionally, a Coverage Status filter makes it easy to isolate exceptions instead of scanning the full tenant list. The filter is available on both the Corporate and Facility level views.

For companies operating multiple properties, this also means corporate no longer has to pull a separate Coverage Roll for each facility and stitch them together to get a company-wide compliance picture - one report now does it.
Heads up: Existing Coverage Roll users will see additional rows for uncovered tenants, along with a new Coverage Status column. No data has changed.
Bug Fixes
Master Occupancy Report - Round 2 Corrections
We've made a second round of corrections to the Master Occupancy report, addressing several figures that didn't match expected values and formatting issues that affected printing:
Rent per Sq Ft and Achieved Rent Sq Ft are now annualized, consistent with how these figures are presented elsewhere in the report.
Achieved RPSF in the unit detail is now annualized, consistent with the adjacent Current RPSF figure.
Available Sq Ft in the unit detail now reflects total available units instead of vacant units, which previously understated the figure.
The unit count now reconciles with the Rented at Month End figure.
Dollar amounts in the Rate Info and Cash Flow Influencers sections now display as whole dollars.
The labels for CC and NCC unit counts and square footage now include "Total Available" to clarify they reflect totals, not occupied or vacant counts.
The Other section under the Parking Subtotal no longer appears when it has no units to show.
Print margins have been corrected so the report is no longer clipped when printed.
The Web Price column remains visible and will populate once web pricing becomes available; it is not hidden in the meantime.
The Units in Maintenance list at the bottom of exported report now aligns with the Needs Cleaning status introduced in the Facility Summary report.

Facility Summary Report - Round 2 Corrections
We've made a second round of corrections to the Facility Summary report, addressing several figures and labels that didn't match expected values:
Economic Occupancy is now shown as a percentage, labeled "Economic Occupancy %" (previously shown as a dollar amount).
The Adjusted Rate (Variance) line now shows the number of affected units alongside the dollar amount.
The tenant coverage line is now labeled "Coverage/Insurance," reflecting that facilities sell both insurance and tenant protection plans.
Prepaid Rent and Prepaid Other (Excluding Credits) totals have been added.
MTD NSF/Chargeback now appears in the Miscellaneous Statistics section.
Sq Occupancy % now appears in the Square Foot Statistics section.
Print margins have been corrected so the report is no longer clipped when printed.
The Accounting Method annotation next to Projected Discounts and MTD Discounts Given has been removed.
New Auctions, Lien, and Needs Cleaning categories have been added to the Unit Statistics by Class section.
Payments by Type and Payments by Category no longer include migration balance-forward postings, so both tables now tie to each other and to the Payments report.
