New Features

Custom Billing Cycle

Billing intervals from 1 to 28 days, configurable per unit.

Parking spaces, billboards, and similar short-term units are rented and invoiced on a shorter rhythm than a standard month. We’ve extended QuikStor’s Billing Period with a Custom Billing Cycle setting on the Unit Setup tab, so units can be invoiced on a period, anywhere from 1 to 28 days. The setting applies to a single unit and leaves everything else at the facility unchanged.

Delinquency Restart

Get imported delinquent leases into the automated process from day one.

When a facility migrates to QuikStor, some tenants may already be behind on rent. Delinquency Restart lets you place those leases directly into QuikStor's automated delinquency process, so fees and notices go out automatically — the same way they would for any other delinquent tenant at the facility.

Migration is the most common use case, but Delinquency Restart is useful in other situations too. If your delinquency template has been updated, you can use Restart to apply the new version to an existing lease.

You can also use the feature to correct mistakes in the process - for example, if a notice was marked as sent but was never actually delivered.

Heads up: Delinquency Restart is disabled for Auction-phase leases and does not appear on leases that are not in a delinquency process.

Private Coverage CSV Import

Update private coverage expiration dates for many tenants at once!

Keeping Private Coverage expiration dates current across a large tenant base meant opening each Tenant Page individually and updating the date by hand. For facilities with dozens or hundreds of active tenants, that adds up fast - especially around renewal periods when many dates change at once.

We've added Private Coverage CSV import for expiration dates. Download the template from a Tenant Page, fill in the new dates for each tenant, and import the file. All changes apply in a few clicks of a mouse!

The import includes a review step before anything is written - you can inspect the data, correct individual dates, or even remove rows that shouldn't be updated, and then approve to apply.

Inbound MMS Support

The SMS conversations you already have now carry images too!

The Communication module's SMS inbox handles two-way messaging between facilities and tenants. Until now, that meant text only - when a tenant wanted to send a photo, the SMS channel had no way to carry it, and the conversation had to move somewhere else.

That's why we've enhanced the SMS inbox with MMS support. When a tenant sends an image through their native messaging app, it arrives inline in the existing SMS thread - no new inbox, no separate channel, no change to how the rest of SMS works. Everything that worked before still works the same way!

Heads up: Inbound MMS is receive-only in this release - facilities can view images sent by tenants, but cannot send images outbound.

ECRI Historical Import

Bring a tenant's rate history into QuikStor so trend tracking is complete from day one.

We've added the ECRI Historical Import feature to support facilities migrating to QuikStor - whether they're coming from a competitor's platform or moving from an older QuikStor system to the new one.

A tenant's current In Place Rate only tells part of the story. The rate increases, and adjustments that led up to it are what make rate trend analysis meaningful, and that history doesn't carry over on its own. The template gives you a place to record it.

The uploaded data feeds into the In Place Rates by Unit report, giving operators a complete view of past rate changes for each tenant - the trend they need to shape future rate increase strategies.

Enhancements

Tenant Mass Notifications

More precise recipient targeting for email and document distribution.

We've enhanced Mass Notifications with new recipient filtering capabilities. Previously, operators could send emails to all tenants at once or distribute documents with a basic email availability filter. Neither flow could target recipients with precision.

With this release, operators can now select recipients using either the By Tenant or By Lease feature. By Tenant allows targeting tenants individually, while By Lease allows targeting tenants based on their active lease parameters. Each feature comes with its own set of filters:

Platform Improvements

Street Rate List: Competitor Pricing

Your street rates and competitor prices, side by side in one view.

Knowing your Street Rate is only half the picture. Until now, the Street Rates page showed units, unit groups, and their calculated street rates, but comparing them to what nearby competitors charge required switching between separate screens and matching them by hand.

We've joined the following columns to the Street Rates table:

  • Min. Competitors Price

  • Max. Competitors Price

  • Avg. Competitors Price

The competitor columns populate based on your unit group mappings in Competitive Pricing. If no mappings have been completed yet, the Street Rates page will show a "No Competitive Mappings" screen with a prompt to set them up first.

Once at least one unit group is mapped, the table opens - that group's competitor columns will show live data, and any unmapped groups will show N/A until their mappings are added.

Street Rates Competitor Pricing is a paid feature. If you don't see it in Quikstor, contact our sales team.

Delinquency Audit Trail Page Redesign

See exactly what's happening with every delinquency step.

The Delinquency page has been renamed from Standard Delinquency Process to Delinquency Audit Trail - a change that reflects what the page now actually shows.

Previously, the focus was on which stage of the delinquency process a tenant had reached. That gave operators a high-level position, but not a clear picture of what had been done concretely.

We've redesigned the page to focus on what actually happened. Opening it from a tenant's row on the Active Delinquencies table now shows the Delinquency Audit Trail - a chronological log of every action that has been applied to tenants, with each step labeled by type.

Faster Report Generation

Faster loading across four key reports.

We've made performance improvements to the Failed Payments, Payment By Type, Autopay Roll, and Credits Issued reports. The reports themselves are unchanged - same data, same layout - but they now load significantly faster as a result.

Bug Fixes

Unit Damage Status Not Updating Automatically

The "damaged" flag clears automatically when the repair task is marked complete.

Marking a unit as damaged from the Unit Overview page creates a task on the dashboard for the facility manager to track and resolve. That task is the record of the problem - and completing it should be the end of the story. We've fixed an issue where it wasn't.

The unit status now updates automatically when the task is marked complete - the Unit Overview reflects it immediately, with no manual step required.
