Lien Automation Module
Managing the lien process is one of the most important, and most operationally risky, parts of running a self-storage facility. Lien laws are complex, jursidiction-specific, and unforgiving. Missing a required notice, posting an ad incorrectly, failing to meet timing requirements, or overlooking a required step before an auction closes can create major legal exposure and cost your facility significant money.
The reality is that most facility management systems provide only limited delinquency tools, leaving operators to piece together the lien process manually. Teams are often forced to track deadlines by hand, generate notices outside the system, prepare newspaper ads manually, coordinate auction postings separately, manage affidavits in disconnected workflows, and hope that every required step was completed correctly. It is time-consuming, inefficient, and leaves far too much room for human error.
QuikStor has long provided a highly configurable and automated delinquency process. Together with our standard Automated Delinquency, the new Lien Automation Module takes that automation much further by helping operators automate the lien process from end to end.

Online Move-In Value Based Pricing
QuikStor has always given operators granular control over system behavior, all the way down to the unit level. As value based pricing has become increasingly common across the industry, we have extended that same flexibility into the QuikStor online move-in flow.
With Online Move-In Value Based Pricing, operators can now apply value based pricing directly within the native QuikStor online rental experience, helping ensure that online rates align with your pricing strategy.
The result is a more flexible and consistent online leasing experience that helps operators better manage rates, respond to demand, and maximize revenue.
Quick Message Templates
QuikStor has long helped automate email and SMS communications through a wide range of standard and custom triggers, reducing the need for users to send messages manually. That said, there are still times when your team may need to send a message on the fly.
With Quick Message Templates, users can now send manual email and SMS messages using preconfigured templates that automatically populate with the appropriate account, tenant, and facility information. This makes it faster and easier to send consistent, professional communications without having to type each message from scratch.
The result is greater flexibility for your team, while still preserving the efficiency and consistency of template-driven communication.
Facility Summary Report
The Facility Summary Report brings together the key operational and financial metrics for a facility into one clear, easy-to-read snapshot. Users can quickly review payments, receivables, occupancy, unit status, tenant activity, credits, square footage statistics, autopay and coverage counts, scheduled rate increases, and revenue performance without having to run multiple reports.
By consolidating this information into a single view, the Facility Summary Report makes it easier to understand overall facility health, monitor trends, and take action faster. It is a simple but powerful reporting tool for operators who want better visibility into performance at the property level.
Master Occupancy Report
The Master Occupancy Report is designed to give operators a more complete picture of facility performance than a standard occupancy report alone. By combining month-over-month rental activity, occupancy metrics, rate information, cash flow influencers, delinquency indicators, insurance and autopay statistics, and detailed unit-group performance, it helps operators understand not just where occupancy stands, but what is driving it.
With visibility into trends such as achieved rent per square foot, expected income, delinquent accounts, receivables, discounts, move-in specials, and unit-level availability and occupancy by product type, the Master Occupancy Report becomes a powerful tool for both operations and revenue management. It is built for operators who want stronger insight into facility performance and the ability to make smarter, data-driven decisions.
Add Items at Move-In & Transfer
QuikStor has always given operators granular control over what one-time fees, recurring fees, and coverage options are available at move-in or transfer for a specific unit. Now, we have extended that flexibility even further by allowing items to be automatically added as part of the move-in or transfer process.
With Add Items at Move-In & Transfer, operators can configure specific items to be automatically included when a tenant moves into or transfers into a unit. For example, if your facility provides a lock in every unit, you can have that item added automatically rather than relying on staff to remember to include it manually.
This helps create a more consistent move-in experience, reduces manual steps for your team, and helps ensure that commonly required items are captured every time. It is a simple enhancement that can improve operational consistency, reduce missed charges, and make move-ins and transfers more efficient.
Item Specials
QuikStor has extended specials beyond rent discounts to give operators more flexibility in how promotions are configured and applied. In addition to controlling discounted rent, you can now include items as part of your specials setup.
With Item Specials, operators can define promotions that automatically apply discounts or incentives to specific items during move-in. For example, you can offer a free lock, discounted packaging supplies, or 50% off boxes as part of a promotional special.
This gives facilities more creative and effective ways to structure promotions, helping drive conversions while maintaining consistent execution at move-in. Instead of limiting specials to rent alone, QuikStor now makes it easier to bundle item-based incentives directly into your promotional strategy.
Bulk Task Import
QuikStor’s task management tools already provide a robust way to assign, track, and manage operational work. With Bulk Task Import, we have made that functionality even more efficient by allowing tasks to be imported in bulk.
This is particularly valuable for operators transitioning from another FMS who need to bring over existing task structures, as well as for teams that regularly assign standard recurring tasks across facilities on a monthly, quarterly, or annual basis.
Instead of creating tasks manually one at a time, Bulk Task Import helps your team move faster, improve consistency, and scale operational processes more efficiently.

Updated Unit List View Interface
We have enhanced the unit list view to provide better at-a-glance visibility into your inventory. Users can now see each unit’s class, street rate, and online availability directly from the list view, making it faster and easier to review unit details, evaluate pricing, and understand online rental readiness.
Updated Unit Group View Interface
We have enhanced the unit group view to provide better visibility into pricing across similar inventory. The view now includes each unit’s value based pricing designation, such as Economy, Standard, or Premium, making it easier to see pricing position across the unit group at a glance.
Added PDF Export of Unit Group View
We have added PDF export to the unit group view, allowing users to quickly generate a printable version of the exact results they are viewing, including any applied filters.
This makes it easy to produce a clean list of available units, share inventory with staff, or keep a printed reference nearby when helping customers. With just a few clicks, users can take the information on screen and turn it into a practical day-to-day operational tool.
Online Move-In Enhancements
Restrict Online Availability by Individual Unit
QuikStor has extended online availability controls to the individual unit level, giving operators even more granular control over which units can be rented through the tenant portal online move-in flow.
This enhancement makes it easy to prevent specific units from appearing online, even when other units within the same group remain available for online rental. Whether a unit should be held back for operational reasons, requires special handling, or simply should not be rented online, users can now manage that directly at the unit level.
Allow Selection of Special if Multiple Exist
QuikStor has enhanced the tenant portal online move-in flow to better support facilities that offer more than one applicable promotion. When multiple specials are available, users can now allow the tenant to select the special that applies to their rental.
This gives operators more flexibility in how promotions are presented online while creating a clearer and more transparent experience for the tenant. Rather than forcing a single default outcome, the online move-in flow can now better accommodate multiple promotional options when they exist.
Image Uploads for Bank Deposits
We now support image uploads for bank deposits, including the ability to upload a file or take a picture directly within the workflow.
This makes it easy for teams to follow SOPs that require a photo of the deposit receipt, helping ensure that supporting documentation is captured, organized, and connected to the deposit record. It is a simple but valuable enhancement that improves documentation and makes deposit workflows more complete.
Platform Improvements
Mail House Integration Additional Data
We have added more detailed mail house integration data, giving users better visibility into mailings sent to the mail shop. This includes mailing class or service, page count, and tracking number when a tracked delivery method is used.
Font Changes
We have replaced Satoshi with Inter Tight across the platform to improve readability and allow information to fit more naturally within the interface.
While subtle, this update helps create a cleaner and more efficient user experience by making screens easier to read and better optimized for the way operators use QuikStor every day.
Bug Fixes
This release also includes a number of smaller bug fixes and stability improvements across the platform.
