Web Rates
A new online rate for every unit, used automatically for online rentals.
We've added a Web Rate to every unit, alongside the existing Street Rate. The Street Rate is unchanged and remains the rate for in-person and walk-in rentals. The Web Rate is the pricing basis for online rentals, and an optional rate staff can select during in-app move-in and transfer.
Every unit now has both a Street Rate and a Web Rate.
Online move-ins always use the Web Rate - the tenant cannot change it, and any online special is calculated on the Web Rate.
In-app move-ins and transfers are set to the Street Rate, with an always-available switcher to the Web Rate.
The Web Rate is available in unit CSV import, update, and export.
Revenue Management now covers the Web Rate alongside the Street Rate.
Heads up: Online move-ins and online specials now use the Web Rate as their base, instead of the Street Rate. Because each unit's Web Rate starts equal to its Street Rate, online prices stay the same until you set a different Web Rate.
eSign Manual Documents
No more printing, scanning, or chasing signatures by hand.
We've added eSign for manual documents. You can now send any manual document to a single tenant for electronic signature, straight from their record, and follow it all the way to a signature.

Here's what you can do:
Build a reusable document template at the Corporate level and attach it to a manual email template.
Send a signature request from a tenant's Communication tab.
Track every request with statuses, such as Pending, Signed, or Canceled.
The result is fewer trips to the printer, a clear record of who has signed and who hasn't, and less risk on exactly the documents where it matters most.
Fallback Documents for Custom Triggers
No email on file? The same notice still reaches the tenant.
We've added a fallback document to custom triggers. When an email trigger runs and a tenant has no email address on file, the trigger delivers the same notice as a document, instead of skipping the tenant.
Staff pick a document template once, and the trigger checks each tenant individually: a tenant with an email gets the email as before, and a tenant with no email gets the document instead. No tenant receives both.

The option lives on the Send Email channel only, is available on PTD, Reservation End, Lead Creation Date, and Private Coverage Expiration triggers, and the document lands in the Document Center on the tenant's lease.
Heads up: The fallback applies only when a tenant has no email address on file. It does not cover emails that bounce or fail to deliver after being sent - those tenants are not given a fallback document.
SMS Mass Notifications
Text your tenants in bulk, right from Mass Notifications.
We've added SMS as a third channel in Mass Notifications, next to email and printable documents. Staff open Mass Notifications, choose SMS to Tenants, decide whether to target recipients by tenant or by lease, write the message, filter the list, and send.

Text messages get read quickly and reach tenants who don't check email, which makes SMS a good fit for time-sensitive notices - a gate or access outage, a weather closure, a change in office hours, or a payment reminder. Instead of texting tenants one at a time, staff send a single message to the whole group.
Heads up: Tenants who have opted out of SMS notifications are skipped automatically and do not receive the message, even when they are selected.
Tenant Payment Methods Restrictions
Turn payment methods on or off for one tenant at a time.
We've added a way to control payment methods per tenant. Until now, the payment methods a tenant could use were the same across the board. With this release, you can set payments for one tenant without affecting others.

Turn a method off and the tenant can no longer pay with it; turn it back on to allow it again. All methods are enabled by default, so existing tenants are unaffected until you change something.
Mass Notification Preview: Populated Tags Before Sending
See exactly what each recipient will get - before you hit send.
We've added a preview to the recipient selection step of Mass Notifications. Each recipient row now has a preview icon on the right. Selecting it opens a Preview panel that renders the message as that specific recipient will receive it, with every merge tag replaced by the values from their account.

The preview works across all three channels. Whether you've written an email, SMS, or uploaded a document with tags, the preview shows the finished, populated result for the selected recipient - not the raw template.
Task Triggers
Turn everyday facility events into work tasks, automatically.
Running a facility means staying on top of a steady stream of routine events - a tenant moves in and out, or an autopayment fails. Each one usually needs a follow-up from staff, and when that follow-up lives in someone's memory or a shared spreadsheet, it is easy to miss.
We've added Task Triggers to close that gap. You set up a trigger once at the Corporate level: choose the event, write the task, and assign the staff who should handle it at each facility.

When the event happens, QuikStor creates the task and places it on the assignees' facility dashboard, so the right people know exactly what needs their attention.
Private Insurance Expiration: Auto Coverage Assignment
Keep every unit insured automatically when a tenant's private coverage expires.
Some tenants bring their own private insurance policy at Move-In, and that policy can expire at any time. Until now, staff had to track expirations by hand and reassign a Coverage Plan one tenant at a time.
Auto Coverage Assignment does it automatically! Set a waiting period and a Coverage Plan once, per facility, and QuikStor moves tenants onto that plan after their private coverage expires. No unit sits uninsured because a policy quietly lapsed.

What this means in practice: the feature is off until you set it up. It is not configured on any facility by default, so nothing changes for existing tenants until an administrator turns it on for a facility.
Heads up: Once set up on a facility, the plan applies to every tenant there whose private coverage has already expired - not just future lapses. Set the days and plan carefully before you assign.
Public API: Unit Group Statistics
Live occupancy and pricing data for every unit group, now available through the QuikStor Public API.
We've exposed unit group statistics through the Public API, so integration partners can read the same performance data QuikStor shows on the Unit Groups screen without signing in to the platform.

For each unit group, the API now returns occupancy figures - Rentable, Vacant, and Occupied unit counts, plus Occupancy Percentage - along with the Unit Type, Square-Footage Range, Street and Web rates by rate class, and Promotional Pricing.
This gives partners a direct, up-to-date read on how each group is performing, ready to pull into dashboards, pricing tools, or their own reporting.
Lead Notes on the Tenant Record
The sales conversation from the lead phase now lives on the tenant's record.
Notes captured during the lead phase now automatically appear on the tenant's record, alongside notes added directly to it. Both kinds appear in a single, date-ordered list, and each note is tagged by type so you can tell a lead note from one added on the record.
You can filter the list by type, or leave it unfiltered to see both. Every lead note keeps its original author and date.
This applies to every lead note regardless of the lead's status - including notes added after a lead is closed. Lead notes also remain visible on the lead itself, exactly as before.
Active Leases Report
Every active lease and its current rate, in one report.
We've added an Active Leases report, available at the Corporate and Facility level. It lists every active lease with its Facility Name, Tenant, Unit, Unit Group, and In Place Rate. Results are sorted by Facility Name, then by Tenant.

Active Leases Non-Billed Report
See every non-billed lease - and what it costs you.
We've added an Active Leases Non-Billed report, available at the Corporate and Facility level. It filters to leases whose rental rate is $0 and shows each one's Facility Name, Tenant, Unit, Unit Group, and In Place Rate, plus two things unique to this report: the non-billed reason captured when the rate was set to $0, and the unit's current Street Rate.

The report can be sorted and grouped by reason, and shows the lost income per reason - the Street Rate being foregone - with an In Place Rate Total and Street Rate Total across all non-billed leases.
This gives operators a clear view of which leases are non-billed, why, and how much income each reason represents - something there was previously no report for.
Heads up: Leases set to a $0 rate before a reason was captured - including migrated data - appear under "no reason recorded" rather than being hidden, so you can identify them and follow up.
Consolidated Occupancy by Unit Group Report
See how every unit group is performing, without rebuilding a spreadsheet.
We've added a report that gives you a full occupancy picture for a facility, grouped by unit group and organized into category sections (Storage, Locker, Parking, Office, Wine Storage, and others), each with a subtotal and a grand total.
It's point-in-time - pick a date, including a past one, and see occupancy, rate, and square-footage figures as of the end of that day. Until now, teams built this view by hand in a spreadsheet; now it runs on demand for any facility.
Heads up: The report is read-only and reconciles to your facility totals. In Place Rate can read slightly low on the day of a same-day move-in, until that lease's rate is recorded.
Move-out Reasons in the Movement Analysis Report
See why tenants left, right inside a report - no more opening records one at a time.
The Movement Analysis report now shows the Move Out Category and Move Out Notes recorded on the move-out screen. Two new columns - Move Out Category and Move Out Notes - appear on every move-out row, in both the Facility and Corporate level reports.

Until now, the report told you how many tenants moved out over a period, but not why. A manager reviewing churn had to open each former tenant's record one at a time to find the recorded reason, so those reasons went effectively unused.
Heads up: Move-outs completed before this release may show blank category and notes if that information wasn't retained for reporting.
Improvements
Template Editor Prevents Broken Tags
The editor now catches broken tags before a notice goes out with a blank space.
Tags are placeholders like {{tenant name}} that fill in real tenant and lease details when a notice is sent. If a tag is broken, the system can't fill it in, so the notice goes out with an empty space where that detail should be. That is what caused some notices to reach tenants with blank fields.
Now the template editor checks your tags and lets you know if there are any errors and/or warnings. Errors are shown in red, while warnings are shown in orange. This applies to both the tag colors and the alerts displayed below the template editor.

An error blocks form submission, whereas a warning simply indicates that there may be an issue and still allows the form to be submitted.
The template editor never changes your text on its own. It only points out problems, so every fix stays in your hands.
Heads up: In these editors, typing a web address no longer turns it into a clickable link automatically. We removed this behavior because it was one of the ways merge tags were getting broken. You can still add links manually.
Private Coverage Details After Removing a Coverage Plan
Keep every unit covered - and keep proof of the tenant's own insurance on file.
Whenever you remove a coverage plan, QuikStor asks for the tenant's private coverage before the removal goes through:

The add private coverage window
You can add or update private coverage from the Unit overview, an Active Lease overview, Active Leases in bulk, the Financial step of a move-in, and the Tenant overview. On CSV import, only the expiration date is required.
Heads up: You can no longer remove a coverage plan unless the tenant has private coverage on file. You'll be prompted to enter the details before the removal completes.

Mailshop: New Filters and Printing Rules
Find documents faster, and clearer rules for what goes to the Mail House.
We've made a few changes to how you work in the Print Center and how documents go to the Mail House.
First, the Print Center filter has two new fields, Page from and Page to. Use them to find the right documents faster - narrow the list to a specific page range instead of scrolling the whole queue.

Second, every document sent to the Mail House now prints double-sided on its own, which cuts paper and postage on every send. You don't need to set anything during the send.
The Mail House accepts documents up to 10 pages, the range it can process reliably. If a document is longer than 10 pages, the Send to Mail House option in the Actions menu is greyed out so a send can't fail partway through. Hovering over it shows the message "Documents over 10 pages cannot be sent to Mail House."
Narrow Down Leases by Unit, Phone, or Email
More ways to filter the Leases list
We've expanded the filter bar on the Leases page with three new ways to narrow the list. They join the existing Move-In Date, PTD, Delinquent, and Coverage Plan filters, so you can cut a long tenant list down to exactly the people you're trying to reach or act on.

The three new filters are:
Unit - narrow the list to one or more specific units.
Phone Availability - filter by a phone number.
Email Availability - filter by an email.
What this means in practice: No filters are applied by default, so the list looks exactly as it did before until you choose one. The new filters work on both views - use the Active / Past toggle at the top right to switch between active and past leases.
Restart Delinquency: Permission Required
Control who on your team can restart a delinquency process.
We've added a new Restart Process permission to the Delinquency permission group in Roles & Permissions. It controls whether a user can restart a delinquency process from the Active Delinquencies page.

When a user doesn't have this permission, the restart option is hidden from their view, and any attempt to run it is blocked. Users who have the permission continue to work as before.
Restarting a delinquency process re-runs a lease's overdue delinquency actions against its Paid Through Date, so it's a sensitive action. Gating it behind a dedicated permission keeps it with the team members you choose and prevents accidental or unauthorized restarts.
Heads up: The Restart Process permission is off by default. Users who could previously restart a delinquency process will need this permission enabled before they can do it again. Contact your administrator to turn the permission on.
Item Price Update
Set the right price for each item before you complete the sale.
You can now change the price of each item on the Sell Items page. In the Item Price column, type the amount you want to charge for that line item.

Before this change, a sale used only the price set in your retail item setup. An item with no configured price came through at $0.00 and could not be adjusted while completing the sale.
What this means in practice: staff can price items during the transaction - including items that have no configured price - without leaving the Sell Items page.
Update Tenant Emails via CSV
Edit tenant emails in bulk, straight from the CSV import you already use.
We've extended the tenant CSV import so it now updates the email address field. Instead of opening each tenant record and editing the email one at a time, you can update email addresses for many tenants in a single import.

This is part of the standard CSV import - there's no setup, and it works wherever you already import tenant data.
Delinquency Overview: Completion Timestamps
Know when each step was applied, skipped, or disapproved.
We've improved the delinquency process overview so that each completed step shows the correct date for its own outcome. When you open a lease's delinquency process, every finished step displays a status - Applied, Skipped, or Disapproved - with the date that status was reached.

Previously, skipped and disapproved steps could show a date that didn't reflect when they were actually resolved. Now each step shows its own accurate date: an applied step shows when it was applied, a skipped step shows when it was skipped, and a disapproved step shows when it was disapproved.
Task Drawer Redesign
Opening a task from the dashboard task list now shows a redesigned drawer.
A context header at the top names the unit or tenant. A row of chips shows the facility, status, and approval state. The details sit in titled sections, and the assignee and approvers appear as person cards. Once a task is resolved, the footer shows who completed or cancelled it, and when.

The Description section now appears only when the task actually has one. Tasks without a description no longer show an empty placeholder. On the Corporate dashboard, each drawer also names the facility the task belongs to, so you can tell locations apart at a glance.
