With this AI feature you can just ask and be provided with an answer in a matter of seconds.
Talk to Your Data is a chat-style interface where you can ask questions about your reporting data in plain language. Choose from a list of ready-made questions, or type your own.

Voice AI - AI IVR
The best employee you've never hired.
Missed calls mean missed move-ins. When a line is busy or the office is closed, callers wait on hold or hit voicemail - and some of them just hang up and call the next facility on their list. Voice AI puts an end to that: turn it on, and every call is answered immediately by an AI agent. No hold music. No wait. No missed opportunity.
Once enabled for a facility, the agent can handle a surprising amount on its own:
Answer questions about account balance.
Walk a caller through moving in, and text them a move-in link on the spot.
Recommend the right unit size based on what the caller's storing, and quote the price instantly.
Point callers to the largest or smallest available unit at the facility.
For known tenants, AI agent can send keycodes via SMS, send a link for editing payment methods, and for updating basic tenant information.
Offer up every vacant unit.
Share facility information verbally, whether or not it recognizes the caller.
For up to 3 units it tells the unit's number the caller currently rents, PTD, balance, and the delinquency length. If the caller has more than 3 units, the agent asks them the unit number and then provides PTD, balance, and days delinquent.

AI Revenue Management
What if pricing just... handled itself?
Getting pricing right in self storage usually means one of two things: paying for a third-party tool, or configuring a rules engine that has to be set up carefully and doesn't adapt on its own. Either way, revenue often suffers as a result - vacant units priced too low, in place increases pushed too aggressively, and tenants who churn when a smarter increase could have kept them.
QuikStor has long offered rule-based revenue management for facilities that want automated pricing on a schedule. AI Revenue Management takes a different approach: instead of defining rules up front, you tell the assistant what you're trying to achieve, and it does the pricing work for you.
AI Revenue Management has two parts, working side by side:
Rate Assistant handles street and web rates - grouping units by class so recommendations reflect how comparable units actually compete, rather than pricing every unit in isolation.
Ask the assistant for a rate change, and it explains its reasoning for every unit group - including why some are held rather than raised
ECRI Assistant handles in place rate increases for a facility's eligible tenants - you ask in plain language, and it returns a validated proposal for you to review, adjust, and approve.

You can ask either assistant for a market read and pricing recommendations - both street and web rates, and in-place rent increases. Ask in your own words, or use the suggested prompts to get started.
Here's what it does:
Recommends street and web rate changes according to competitors' rates (if Competitive Pricing is turned on) where recommended street rates are always higher than web rates.
Recommends in place rent increases for eligible tenants, based on account and market data.
Explains every recommendation - including a recommendation to hold - so you can see the reasoning before deciding.
Learns your preferences over time as you teach it in chat, remembering instructions at both the Facility and Company level for future sessions.
Still produces useful recommendations for newer facilities with limited history, using market data and industry benchmarks.
Nothing is applied automatically - every rate change and every scheduled increase requires your explicit approval first. Once approved, in place increases still go out with tenant notice exactly as your existing notice settings require, and no increase is ever applied without that notice going out first.
Moreover, there are a few built-in guardrails: the AI will never recommend an in place rate decrease, and it holds tenants with an outstanding balance, tenants already above street rate, and tenants covered by a rate-cap or military hold - always showing you why. For tenants with more than one unit, we limit the total increase across all their units and spread any increases out over time, rather than raising everything at once.
A facility can use AI Revenue Management or the existing rule-based revenue management - not both at the same time. You can also copy your pricing settings from one facility to others in your company.

Widgets and Dashboards
One screen. Every number that matters.
Getting a full picture of a facility used to mean opening report after report - Daily Snapshot for one number, Delinquency for another, Payments by Category for a third. Widgets and Dashboards puts those numbers on a single screen, arranged the way you want to see them.
Found at the Facility level, a dashboard is a named, saved layout of widgets - small cards that each show one thing: a number, a ratio with a progress bar, or a compact table. Add the ones you care about, arrange them, and save.

Here's what you can do:
Build unlimited dashboards per facility.
Drag, drop, and resize widgets freely in edit mode; nothing is saved until you choose to save it
Filter available widgets by category - Occupancy, Collections, Delinquency, Operations, and more - to find what you need fast.
Rename a dashboard, switch between dashboards, download one, or view it in full screen.

No widget needs any setup - add it, and it works. There's no data source to pick, no period to configure, no thresholds to set.
Every widget pulls directly from live QuikStor data - the same numbers your reports already show, for the same periods. There's no separate analytics system and nothing synced from elsewhere, so what you see on a dashboard always matches what the corresponding report would tell you.
A dashboard belongs to the facility, not to the person who built it - anyone with access to that facility sees the same dashboards and the same layout.

New Features
Price Increase Prevention Report
See who's protected from a rate increase before you run one.
QuikStor already lets you restrict a rent increase on a specific lease - but until now, there was no single place to see which leases actually have that protection in place. Before running increases across a facility or all of your facilities, you'd have to check leases one by one to know who's exempt.
The new Price Increase Prevention report solves that. At the Corporate level, it lists every active lease with a rent-increase restriction across all your facilities, with the Facility name as the first column. At the Facility level, the same report is scoped to a single facility.
The report includes:
Facility and tenant name, unit number, and move-in date
Unit group
In place rate, current street rate, and web rate
Last rate increase, with date and amount
Max rent and its expiration date
The corporate view lists every restricted lease across all facilities, including restrictions that have already expired
Restrictions show up whether they're currently active or already expired - so a lease with a restriction that's lapsed still appears, with its expiration date, rather than disappearing from the report.

Bulk Update Unit Rentable Status
Update rentability for a whole facility in one upload.
Marking units as Rentable or Unrentable one at a time works fine for a handful of units - but when you need to update a large group at once, editing each one individually adds up fast.
You can now export your units' rentability status to a CSV file, make your changes, and import it back to update them in bulk. The template includes:
Unit number
Rentability status (Rentable / Unrentable)
Unrentable reason (a free-text field, used when a unit is marked Unrentable)

On import, only the units listed in the file are updated - everything else is left as-is. Leaving the rentability status cell empty for a unit keeps its current status unchanged, so you can update just the reason, or vice versa, without having to know or re-enter every value.

Heads up: If any row in your import file is invalid, the entire upload is rejected - nothing is saved. You'll see the reason for each invalid row so you can fix the file and re-upload it.

Bulk Restart Delinquency Processes
Stop restarting delinquent units one by one.
When a delinquency template or configuration needs fixing after processes have already started, getting affected units back on track used to mean restarting each one individually - a slow process when dozens or hundreds of units are involved.
You can now restart delinquency processes in bulk - either a specific set you select, or every active process in the facility at once - with the same two options the single restart already gives you: whether to re-send notices, and whether to keep previously applied fees or waive them and let the new process apply its own fees.

Heads up: A bulk restart runs in the background, so results aren't immediate - check the run's progress and per-process outcomes afterward. Each process follows the same rules as a single restart: a unit whose auction has already started, or whose process is no longer active, is reported as failed with a reason, while the rest of the run continues.

Enhancements
Company User Phone Number is now Optional
One less required field standing between you and getting set up.
Creating or editing a company user used to require a phone number, even though most company users don't have one on file. That made setup harder than it needed to be - especially during implementation, when getting users into the system quickly matters.
Phone number is no longer a required field on the create and edit company user screens. You can still add one if you have it, but it's no longer a blocker if you don't.

Unit Content Description Tag in Delinquency Templates
Pull the contents description straight into your ad.
Newspaper ads for lien auctions typically need to describe what's in the unit - something operators previously had to type manually in newspaper ads template. A new tag lets that content pull in automatically instead.
The {{unit.content.description}} tag is now available for Delinquency Templates when Auction Automation is enabled. Add it to a newspaper ad template, and it fills in with that unit's contents description wherever the tag appears.
