A Unit Rate Increase Schedule is a plan that defines when and by how much rent increases. It does not change the schedule on a lease that is already active. When the next tenant moves in, the system copies the unit's default schedule onto the new lease.
In this article, you will learn how to set a Unit Rate Increase Schedule on many units at once using a CSV template.
Prerequisites
Unit - Read Unit Rate Increase Schedule and Edit Unit Rate Increase Schedule permissions.
Lease - Delete Scheduled Rate and Schedule In Place Rate permissions.
At least one Rate Increase Schedule exists at the facility.
The units that will receive a Rate Increase Schedule exist at the facility.
Step 1: Navigate to the List of All Units Page
To start, open the List of All Units page.
Search a facility using the Facility Switcher.
Click Units in the side menu.
The List of All Units page opens and displays every unit at the selected facility.
Step 2: Download the Unit Rate Increase Schedule Template
The CSV template lists every unit at the facility and provides a column for the default schedule name.
Click the Export icon (down arrow) in the upper-right corner of the page.
Click Unit Rate Increase Schedule in the Export Templates dropdown. The CSV file is downloaded to the device.
đĄTip: Export Templates downloads a blank template. Export Data downloads the same template pre-filled with the default schedules already set on the Units.
Step 3: Review the CSV Columns
The downloaded template contains the following columns.
Column | Required | Description |
UnitNumber | Read-only | The identifier of an existing Unit at the Facility. The system uses this value to match each row to a Unit. |
UnitGroup | Read-only | The Unit Group the Unit belongs to. |
Category | Read-only | The category of the Unit (for example, Storage, Parking, Office). |
RateIncreaseScheduleTemplate | Optional | The name of the Rate Increase Schedule to set as the Unit's default. |
đĄTip: Changing the Unit Rate Increase Schedule does not change the schedule for the current tenant. To change the schedule for a current tenant, use Import Lease Rate Increase Schedules in bulk.
Step 4: Fill in the CSV Template
Enter a schedule name in the RateIncreaseScheduleTemplate column for each unit that should have a Rate Increase Schedule.
Enter an existing Rate Increase Schedule name (for example, 3-6-12 months).
Leave the cell empty for any unit that should not have a default schedule.
Click Save to confirm the changes.
â ď¸ Warning: RateIncreaseScheduleTemplate is the only optional column. Leaving its cell empty removes the unit's default schedule rather than leaving it unchanged.
Step 5: Upload the CSV File
Upload the completed Rate Increase Schedule template from the List of All Units page.
Click the Import Data icon (up arrow) in the upper-right corner of the page.
Click Unit Rate Increase Schedule in the Import Data dropdown.
In the Import Data window, drag the CSV file into the upload area or click Browse to select it from the device.
Click Upload File.
A preview screen opens and shows every row in the file.
Step 6: Review the Preview
The preview screen shows each row before the import is applied. Use it to check values and correct errors.
Review the schedule value in each row.
Click the dropdown in any schedule cell to select a different Rate Increase Schedule.
Click the minus icon at the end of a row to remove that row from the import.
Step 7: Complete the Import
Click Upload CSV in the lower-right corner of the preview screen.
In the confirmation dialog, click Approve Import to apply the changes.
The default Rate Increase Schedule is set on each listed unit. The new default prices will be applied to the next lease created on the unit. Tenants who are currently renting are not affected.
