Overview
The Overview tab is the default landing tab for a unit and gives you a single screen for an occupied unit's live status. It brings together the unit's identity, pricing, lease terms, tenant records, and the quick actions you use most often. This article explains what each part of the tab shows and what happens when you select any of the active or clickable elements.
Key Concepts
The Overview tab uses several terms that appear across pricing and lease details. Understanding these terms first makes the rest of the tab easier to read:
PTD (Paid Through Date) - The last date the tenant has paid rent through.
Street Rate - The standard advertised rate for a unit of this type.
In Place Rate - The rate currently set for this lease, which may differ from the Street Rate.
Rent - The amount the tenant is billed on the recurring charge.
Coverage - The insurance plan applied to the lease.
Specials - A promotion assigned to the lease.
Delinquency - The process that manages tenants who fall behind on payment.
Move-In/Move-Out - The actions that start and end a tenant's occupancy of a unit.
How It Works
The Overview tab organizes an occupied unit's information into five sections on one screen. Across these sections you can read the unit's current state and open the actions that change it. The five sections are:

Using the Feature
The sections below walk through each section of the Overview tab and explain what every active element opens.
The Unit Header and Quick Actions
The unit header runs across the top of the Overview tab and shows the unit's identity and its main actions. It displays the unit number, the Occupied status, and the lease status, shown as a green dot next to the word Active. Below the unit number, the unit group appears next to a link showing the number of unit attributes.
There are several active elements or quick actions in the unit header:
Unit Attributes link (for example, 6 Unit Attributes) - Clicking on this link opens the Unit Attributes modal. The number changes with the count of attributes on the unit. The modal lists the unit's attributes, such as Length, Width, Floor, Locality, Area, Class, etc.

Undo Move-In button - Opens a confirmation modal before the move-in is reversed. Use this when a move-in was recorded in error and you need to return the unit to its previous state. Undo Move-In cannot be undone.

Edit Special button - Opens the Edit Lease drawer, where you choose a special from the Special dropdown menu. Use this to apply a promotion to the lease after move-in.

ℹ️ Info: To assign a special from the Edit Special drawer, you first need to create a special and assign it to the facility and units you want it to apply to.
Add General Credit button - Opens the Add General Credit drawer, where you enter a Credit amount and a Reason. A general credit is applied to the tenant's account as a credit balance, and it is used before other funds when the next rent charge is due.

⚠️ Warning: Adding a general credit can affect journal entries. It is best to avoid using it unless necessary.
Move-Out button - Opens the unit's Move-Out page.
Transfer button - Opens the transfer page.
Make a Payment button - Opens the Make a Payment page.
Additionally, the header displays these summary cards:
Paid Through Date - Depends on the Billing Period you set during the Move-In process on the Financial card.
Balance - The current amount owed on the lease either by tenant or by the facility.
Specials Applied - N/A is shown when none are applied.
Move-In Date - The date the tenant moved into the unit, shown as a date.
Pricing Details
The Pricing Details section shows the rates and charges set for the unit's lease. It combines fields you read with a few elements that open drawers to view history or make changes.
The following are read-only items:
Street Rate - The standard advertised rate for a unit of this type.
Rent - The amount the tenant is billed on the recurring charge.
Security Deposit - The deposit held against the lease.
Coverage - The protection plan applied to the lease which could be either private or provided by the facility.
Apart from the read-only items, there are active elements as well:
In Place Rate - Next to the In Place Rate there is a button that opens the In Place Rate History drawer, which lists each in place rate change with its date. The history helps you see how the lease's rate has changed over time. In place rate changes are applied through a template import.

Rate Increase Schedule - The pencil edit icon opens the Edit Lease Rate Increase Schedule drawer, where you choose a schedule from the dropdown menu. A schedule sets when the lease's rent increases are applied.
Edit Pricing Details - Opens the Edit Lease drawer, where you can view Current Recurring Charges, such as rent, add coverage and fees to the lease.
ℹ️ Info: To choose a schedule in the Edit Lease Rate Increase Schedule drawer, you first need to create the schedule under Revenue Management > Rate Increase Schedules. Coverage and fees added from Edit Pricing Details must also be created and assigned beforehand.
Lease Details
The Lease Details section shows the lease's billing dates, balance, and rent-change information. Most fields in Lease Details are read-only, while several elements open modals or drawers where you can make changes. The read-only fields are PTD, Invoices Created Until, Balance, Next Rent Change, Specials Applied, Move-In Date, and the Delinquency status.

ℹ️ Info: Next Rent Change is calculated against the PTD +1 day, not the Move-In Date.
The following elements are active and allow you to make changes:
Pro Rate PTD - Opens the Pro Rate PTD modal, where you select a new PTD. Prorating creates a partial invoice for the days between the current PTD and the new date, so the tenant is billed accurately for a mid-cycle change.

Edit next to Max Rent Increase - Opens the Max Rent Increase drawer, where you choose a value from the Max Rent Expiration Months dropdown - from 1 month to 12 months - and enter a Max Rent Percentage. This caps how much the rent can rise over the set period, which protects the tenant from increases beyond an agreed limit.

Add expected move-out - Opens the Expected Move-Out modal, where you enter the expected move-out date. Recording an expected move-out helps you plan unit turnover in advance. You can enter the date manually in the mm/dd/yyyy format or by choosing the month and the day from the drop-down calendar.

Exclude next to Delinquency - Opens a confirmation modal before the lease is removed from the Delinquency process. Use this when a lease should not follow the standard late-payment process, such as a special arrangement with the tenant.
⚠️ Warning: Excluding a lease removes it from the Delinquency process. The confirmation modal asks, "Are you sure you want to exclude this lease from the Delinquency process?"
Tenant Information Cards
Below the Pricing Details and Lease Details sections, four cards let you add extra tenant records to the lease. Each tenant information card shows an Add button that opens a drawer for entering that record. The four cards are Alternate Contact, Military Profile, Vehicle Information, and Other Lien Property.
Select Add on the Alternate Contact card to open the drawer for a contact who receives legal documents if the tenant is unresponsive. This gives you a second point of contact for legal notices when the tenant cannot be reached.
Select Add on the Military Profile card to open the drawer for the tenant's military details. A military profile records the service information tied to discounts that active-duty tenants may be entitled to.
Select Add on the Vehicle Information card to open the drawer for a vehicle stored on the facility grounds or in the unit.
Select Add on the Other Lien Property card to open the drawer for additional lien property details.
The Right-Hand Sidebar
The right-hand sidebar shows lease-level settings, the unit's condition, notes, and the tenant's record. From the sidebar you can read the unit's status flags and open the tenant's own overview. It shows the Auto Payment status (Enabled or Disabled) and the Lead Source.
Select Mark as Damaged to change the unit's condition from Unit is not Damaged to damaged and to create a task.
Select Mark as Unrentable to change the unit's condition from Unit is Rentable to unrentable. Marking a unit as unrentable keeps it from being rented while it is unavailable.
Select Add New Note in the Flagged Note section to add a note to the lease. This action expands the section so you can manually enter the note. Furthermore, the note will appear every time the unit information is displayed. The Flagged Note can be updated or deleted.

ℹ️ Info: If no flagged note exists, the Flagged Note section shows "There is no flagged note."
Select the tenant's name to open the Tenant Overview tab.
Select View Audit, Edit Payment Methods, Sign Lease, or Include In Delinquency to work with the lease agreement and payment records.
ℹ️ Info: Before you edit payment methods, they need to be set on the Tenants > Payment Methods tab.
FAQs
1. Can I undo a move-in from the Overview tab?
Yes, you can undo a move-in from the Overview tab by selecting the Undo Move-In icon in the unit header. A confirmation modal appears, and once you confirm, the action cannot be undone.
2. What is the difference between the Street Rate and the In Place Rate?
The Street Rate is the standard advertised rate for a unit of this type, while the In Place Rate is the rate currently set for this lease. The In Place Rate can differ from the Street Rate, and you can view how it has changed over time in the In Place Rate History drawer.
3. What does excluding a lease from the Delinquency process do?
Excluding a lease from the Delinquency process removes that lease from the standard late-payment process. You can exclude a lease by selecting Exclude next to Delinquency in the Lease Details panel and confirming in the modal that appears.
4. Why do some fields appear both in the header and in Lease Details?
The header summary cards and the Lease Details panel both show the Paid Through Date, Balance, Specials Applied, and Move-In Date. The header cards give an at-a-glance summary, while the Lease Details panel lists the same information alongside further lease fields.
5. How do I know when the next rent change takes place?
Next Rent Change takes into account two things - Rate Increase Schedule and PTD. First it considers the PTD + 1 day and then applies the Rate Increase Schedule to it. For example, if the PTD is 07/31/2026 and the Rate Increase Schedule is 3-6-12 months, meaning it increases every 3 months, Next Rent Change will be 3 months after the PTD.
